The meaning behind our co-investment model

Our co-investment model isn’t just a structure or a marketing line – it’s a reflection of how we believe property investment should be done – with shared commitment, genuine relationships and mutual trust.

We know each of our investors personally, and just under half fall into the group we refer to as ‘AGEM management and related parties,’ which includes AGEM Directors, staff and family. This group holds a meaningful portion of units in every asset we acquire. Currently, over 40% of all capital invested across our assets has originated from AGEM management and related parties.

Why it Matters

Co-investment is all about alignment and trust. You’re not just investing in property, you’re investing in people. People who make decisions on your behalf, manage the assets, and ultimately protect and grow your capital alongside their own.

When a fund manager doesn’t invest alongside you, motivation can easily shift toward fees rather than performance. When our own capital (and that of our families) sits beside yours, our drivers are aligned. That alignment underpins the genuine partnerships and sense of community we’re proud to build with our clients.

Beyond the 40%

Building strong relationships is at the core of our approach. While just over 40% of total capital comes from AGEM management and related parties, the remaining units across our funds are held by people who become part of our valued circle – investors we come to know and work closely with, united by shared values and aligned outcomes.

Our investment community is diverse, comprising entrepreneurs, professional investors, accountants, lawyers, doctors, tradespeople and even some of our consultants. Irrespective of background, we place the same value on relationships and on the fundamentals that underpin strong long-term investment.

Our co-investment model is more than a financial framework – it’s underpinned by our values of family and integrity. We prioritise open communication, trust and collaboration, and we believe property investment works best when everyone at the table is genuinely invested in the outcome.

Danielle is a Certified Public Accountant with over 10 years’ experience in the real estate industry, specialising in property and fund accounting and analysis. Her deep expertise in financial modelling enables our team to consistently deliver accurate, timely insights.

Robert Morrison

Investor relations Manager

Robert works closely with our co-investors to provide insights, education, and consistent communication, fostering relationships that support informed decision-making and long-term confidence.

He has over 30 years of experience in investment and finance, spanning roles in accounting, investment banking, corporate finance and funds management domestically and overseas.

Robert holds a Bachelor of Commerce and Graduate Diploma of Applied Finance and is also a member of the Chartered Accountants Australia and New Zealand.

Specialising in Property law, Mark is an authoritative voice on the board at AGEM.

With significant experience in commercial leasing and retail leasing, he has acted for some of Australia’s largest real estate developers and landowners.

With his depth of expertise, active management style and considered approach, all legal matters for AGEM are expertly handled. Mark’s advice on property structures and his prudent risk analysis offer AGEM clients complete peace of mind.

Lisa Evans

Group Accountant

Lisa works closely with Adrian Fiore, overseeing financial reporting, compliance, budgeting and cash management for AGEM projects and group entities.

Lisa is a Certified Practicing Accountant with over 30 years of experience in various industries.

Jan Radu

Jan Radu

Business Operations Manager

Jan plays a critical role in ensuring AGEM runs efficiently. For the past 10 years Jan has provided executive support to Adrian Fiore and overseen office management and investor administration.

Her experience, care and impeccable organisation skills ensure that our investors have a seamless experience from the moment they join us.

Jan has previously held similar roles in industries including fashion, textiles, carpentry and construction.

Jacqui is a key contact for both prospective and current tenants and works across AGEM’s property portfolio to ensure high standards for the operations and performance of our assets.

Jacqui has over 16 years of experience in the Perth property market with a focus on the management and leasing of commercial and retail properties. Her depth of knowledge paired with her passion and attention to detail is invaluable for investors and tenants alike.

Lani Weston

Head of Brand & Growth

Lani leads the management of AGEM’s brand, marketing and strategic communications and engagement activity.

Lani has over 10 years’ experience specialising in strategic communications within property and construction. She’s passionate about bringing AGEM’s values to life in every touchpoint, ensuring investor resources, communications and events are of the highest quality and that the AGEM investor experience is more than simply a financial transaction.

Lani has a Bachelor of Commerce (Marketing & Public Relations) and Bachelor of Art (Graphic Design) from Curtin University and has completed her IAP2 Certificate in Community Engagement.

Ben Graham

Senior Asset Manager

Ben leads the management of AGEM’s property portfolio, ensuring our assets perform well and our tenants are supported to succeed.

Ben brings over 15 years of experience in asset management, development, leasing and disposal across both public and private sectors. He’s equally analytical and practical and highly valued by our diverse network of partners for his collaborative and transparent approach.   

Ben has a Bachelor of Commerce from Curtin University, a Diploma of Financial Planning from Kaplan Professional and attained his GAICD certification upon successful completion of the Company Directors Course with the Australian Institute of Company Directors (AICD).
